Camden Council manages over 33,000 homes, offering those in lower income brackets the possibility to attain a safe and affordable place to stay. Council homes and housing association properties are generally available at significantly lower rates than full market rents.
The Holly Lodge Estate is located on the south-facing slopes of Highgate, London. These homes have a distinctive Tudor-style with vast green spaces and convenient transport links into Central London. The area is a private estate and has been a conservation area since 1992.
Mila Maintenance was selected by main contractor Mulalley to carry out fire safety work on the estate. Mila have been replacing the existing front doors to our flats with certified fire doors designed to provide a 30 minute barrier to fire as part of welcome fire safety improvements on our estate.
The project was managed for Camden Council by Mulalley, and as such they set up an office on the estate and allocated a project team. They also set up a space near the garages below Langbourne Mansions to store doors for the duration of the project.
All residents received information from Camden Council regarding this work and an RLO was used to arrange appointments, firstly for surveys and then for the doors to be installed once they had been manufactured to the bespoke sizing of each property.
Sentry Doors was selected as the Fire Door Manufacturer for the project by Camden Council. They’ve built a strong reputation for supplying bespoke, fully certified timber fire and security door sets to the social housing, public sector, commercial and residential markets.
Working in buildings that were over 100 years old created several challenges for both the manufacturer and our installation teams. Residents had requested that the aesthetic of the doors matched the existing doors as closely as possible, which required flexibility from the manufacturer and creating bespoke designs.
For our installation teams, the challenge was dealing with different floor levels and opening sizes, the doors weren’t of the traditional standard and each property had its own unique challenges. Residents were especially careful with the care taken not to disrupt floors that they had installed or decorations around the door.
By installing new Fire Doors into their blocks, the London Borough of Camden ensures the safety of their residents and compliance with current Fire Safety regulations.
The doors installed on the Holly Lodge Estate are classified as GOLD under the BMTRADA Certification scheme, being a fully certified Fire Door manufactured under the scheme installed by a certified installer. The London Borough of Camden now has certification to demonstrate this highest level of compliance.
The new doors will also reduce the need for future repairs requests and costs related to door repairs on the estate.
