Project Overview
In October 2022, we were approached by Elkins Construction for a large scale door and window maintenance project at the Brandon Estate, on behalf of the London Borough of Southwark. Our role was a crucial part of a £2 million Estate Improvement project. The scope also included roof replacement and fire safety improvements across three residential blocks. The entire project spanned 45 weeks under the Quality Homes Improvement Programme with the door overhauls taking approximately 12 weeks.
Located in the London Borough of Southwark, the Brandon Estate is a social housing community with a rich history. Established in 1958, it was designed by famed architects Edward Hollamby and Roger Westman. The estate lies south of Kennington Park and represents a significant part of South London’s social housing infrastructure.

The Initial Challenge – Complicated Door Repair Problem
Elkins Construction initially contacted us regarding various door issues across the Brandon Estate’s three blocks. There was a common issue related to the movement along the head of the lounge door/window set. Elkins requested a commercial door repair contract from Mila, asking if we could provide a rate for door repairs with proper fixings.
Specializing in project-based door repairs, as well as large scale door and window maintenance, we were more than happy to assist.
The Solution
For Mila, the starting point for any commercial door or window repair for businesses is a free site visit. Our contract management team assessed the door repair requirements, outlining a cost-effective door maintenance program and window repair strategy.
Our team identified that the door sets were installed without proper fixings, causing instability. As a solution, we decided to install brackets or box sections onto the joists. We then fixed these through the head of the doors and sidelights, retrimmed, and sealed them.
After successfully completing the initial commercial door repairs, Elkins extended our commercial door and window maintenance contract to include all doors across the estate—84 in total.

Following the completion of all door repairs, we provided a detailed report to Elkins and the London Borough of Southwark. The report included both a property-by-property breakdown and a summarized door maintenance program with costs.
In summary, Mila successfully fulfilled its role in this large scale window and door maintenance project, ensuring that the Brandon Estate’s windows and doors are now safer and more secure for its residents.
