Window maintenance programme offers cost savings for Hanover Housing

Mila Maintenance, which is one of the UK’s only specialist window and door maintenance companies, carried out repairs to deteriorating PVC-U windows in more than 60 properties in two retirement schemes. This included replacing loose or defective handles and friction hinges, replacing both weather strip gaskets to eliminate draughts and any defective double glazed units, and adjusting and lubricating the sashes and hardware so that the 10 year old frames performed virtually like new.

The cost of the repair programme was estimated at just 14% of the cost of window replacement, yet, combined with a regular lubrication service, it is expected to extend the life of the windows by between five and 10 years.

Hanover Housing Association, which manages 600 retirement housing and extra care schemes across the UK and has more than 30,000 residents, has previously largely used generalist local contractors for this type of work but turned to Mila Maintenance after it demonstrated the advantages of using a specialist window and door company.

Mila Maintenance, for example, could offer a full year long guarantee on all of its labour and materials, it could demonstrate greater technical expertise specifically related to window and door repair and maintenance, and it could also offer complete reassurance that all of its work would be carried out by directly employed NVQ qualified engineers.

The company’s long and successful track record in working for housing associations across the UK means that all its engineers are fully trained not just in carrying out risk assessments in every property before work is started but also in providing a polite and tidy service for sometimes vulnerable and elderly residents.

Feedback from the Estate Managers at the Andover schemes about the standard of the repair and maintenance service carried out was very positive.

Dave Cooke, Projects Director at Mila Maintenance, said: “An increasing number of social housing providers are looking at ways to prolong the serviceable life and safety of the windows across their housing stock because they simply don’t have the budgets any more for such regular replacement.

“In fact, our experience demonstrates that a comprehensive repair and refurbishment programme like the one carried out for Hanover is not only a more cost effective choice but it is also a greener alternative because it reduces unnecessary waste and it is often actually more popular with residents because it minimises disruption.”

The service available from Mila Maintenance encompasses planned, cyclical and responsive window and door maintenance programmes, as well as safety and security upgrades, glazing upgrades, and sound and thermal insulation.

The company can provide repairs in any type of profile system or to any type of hardware, and has specialist expertise in working at height. Based in Barnsley since it was founded in 1985, Mila Maintenance has directly employed service teams operating across the UK. Further details are available via 0800 100 8881.
