The Challenge & Project Overview

In July 2021, we received a request for a quotation on a high rise window repairs and window overhaul project aimed at securing a regeneration contract with the London Borough of Wandsworth. Our task encompassed External Repairs, Redecorations, and a comprehensive Overhaul of Windows at Portinscale (East) Estate, London, SW15 2HW.

Thanks to Mila’s competitive pricing, Mulalley won the contract and appointed us as a subcontractor by March 2022. We conducted property surveys in April 2022, with subsequent works in May 2022.

Client Background

Mulalley, a family-owned construction company, boasts over 40 years of experience in planned maintenance across London and the South East of England. Wandsworth Council, located in southwest London, is a borough known for its vibrant communities in Batteries, Putney, Tooting, and Wandsworth Town. It stands out for having London’s lowest unemployment rate and a notably low percentage of low-paid local employees.

Project Details

The project involved window overhauls across 55 properties, including small houses and flats within three-story blocks. Following Mila’s SAFEKEEP model, we started with a detailed survey of all windows and doors. Our goal was to ensure proper alignment, functionality, and compliance with building regulations, including the installation of toughened glass and restrictors where necessary.

Our engineers, in collaboration with the Mulalley Resident Liaison Officer (RLO), completed the majority of surveys in just one week in April 2022. The focus was on ensuring that every window operated smoothly, aligned perfectly without gaps or drafts, and met all safety standards.

The follow-up work included replacing broken double-glazed units, installing new restrictors, and replacing a number of trickle vents. We also addressed the need for new handles and window mechanisms. Orders were placed promptly, and materials were acquired to ensure timely completion of the work, minimizing resident disruption.

Enhancements & Adjustments

Most windows were in good condition, requiring only minor adjustments and lubrication during the initial survey. This approach not only reduced disruptions but also allowed us to mark properties as completed swiftly. The repair program focused on enhancing safety and functionality through the replacement of teleflex winding gear, handles, locking mechanisms, failed glass units, and the installation of new restrictors to prevent falls from height.
